Job Description
Job Summary:
The Office of Physical Resources & Planning (OPRP) provides complete and integrated planning and design services, construction management, and building renewal, maintenance, and operations management to maintain the physical resources of the FAS campus.
This position is responsible for building management of Harvard College Observatory, comprised of administrative and laboratory facilities, 8 buildings, 160,000 sq. ft., and the Oak Ridge Observatory located in Harvard, Massachusetts.
Job-Specific Responsibilities:
- Manages and oversees all aspects of building operations to ensure that the highest quality service is provided in support of the Academic and Research Mission of the Faculty of Arts and Sciences.
- Supervise one FTE-Building Manager, contractors/vendors, including maintenance, security, and custodial staff, as assigned by supervisor.
- Establishes and oversees processes needed for preventative maintenance, emergency repairs, safety program, and renovations. Inputs and tracks work orders via a web-based system.
- Daily review of computer-based HVAC and access control systems, monitors safety compliance, coordinates inspections, and ensures compliance with codes and regulations.
- Analyze, plan, schedule & manage multiple projects and renovations, including small - mid size capital projects up to $800,000. Collaborate with and support Project Managers working on larger capital projects as needed.
- Works with Harvard Environmental Health and Safety to ensure facilities and engineering control safety systems are optimized to reduce safety risks.
- Serves as the building contact with University Departments, including Police and Security, Campus Services, Planning, HUIT, and the Disability Access Office.
- Works closely with OPRP and Harvard University Office for Sustainability staff to implement best operations and maintenance practices, and to actively participate in FAS greenhouse gas and energy reduction efforts and goals for the facilities.
- Works closely with Department Administrators, Faculty, Deans, and other departmental staff.
- Responsible for developing and tracking annual building operations budgets of $3.5M, and management of long-term maintenance planning and renewal databases.
- Responds to emergency situations as appropriate during both working and off-hours.
- Performs other related tasks as required.
- Work with local town officials regarding off-site Harvard properties.
Working Conditions: On-campus critical position
Physical Requirements: Ability to walk up and down stairs, throughout facilities and grounds, and in mechanical rooms.
Qualifications
Basic Qualifications:
- Minimum of 5+ years progressive experience in Building or Construction Management.
- Experience in alterations and renovations of academic science, research, and/or medical facilities is desired, along with working knowledge of construction procedures, building code, and life safety requirements.
- Working knowledge of Microsoft Office and Building Automation Systems is required.
Additional Qualifications and Skills:
- Working knowledge of Bluebeam and CAD/Revit desired.
- Experience in comprehensive evaluations of university facilities is helpful.
- Familiarity/experience with design, mechanical, and electrical systems, and experience in troubleshooting complex issues and making recommendations for repairs and improvements.
- Excellent interpersonal skills with the ability to work with all organizational levels.
Certificates and Licenses: Planning or Construction Supervisor license preferred.
Additional Information
- Standard Hours/Schedule: 35 hours per week; M-F; 8:00am-4:00pm
- Compensation Range/Rate: The salary will be determined based on the position and the candidate’s relevant experience.
