Construction Manager

Posting Description

The Construction Manager is a hands-on leadership position responsible for planning, executing, and delivering new residential construction projects from budget development through certificate of occupancy. This role requires demonstrated construction knowledge and comfort with financial accountability, as the Construction Manager is directly responsible for maintaining build schedules, controlling costs, and ensuring quality and code compliance.
This position is best suited for someone who brings both technical construction expertise and a strong working fluency with budgets, numbers, and cost controls, and who takes ownership of outcomes.

Key Priorities of the Role
* Deliver completed homes within a planned 6-month build schedule
* Independently develop, manage, and control construction budgets
* Make daily decisions that balance cost, quality, safety, and timeline
* Maintain safe, organized job sites that support volunteer engagement
* Ensure full compliance with Indiana State Building Code and all applicable city and county regulations

Essential Responsibilities
* Construction Planning & Project Management
* Independently plan and manage all phases of new home construction
* Translate construction plans, specifications, and scopes of work into actionable schedules and task lists
* Coordinate permits, inspections, subcontractors, and material procurement without reliance on outside project management
* Identify constructability issues early and adjust sequencing, scope, or materials as needed

This role assumes a strong working knowledge of residential construction methods, sequencing, and terminology.
* Budget Development & Cost Control (Critical Function)
* Create detailed construction budgets from the ground up for each home
* Monitor actual costs against budget throughout the build and adjust plans proactively
* Evaluate cost impacts of design decisions, material selections, and schedule changes
* Source materials and subcontractors with cost, reliability, and quality in mind
* Maintain accurate, organized financial documentation and cost tracking
* Clearly communicate budget status, variances, and projections to the Executive Director

Successful candidates will be comfortable reviewing line items, tracking expenditures, and making cost-driven decisions daily.
Safety & Code Compliance
* Ensure all work meets or exceeds Indiana State Building Code and local regulations
* Maintain compliance with inspection requirements at each phase of construction
* Enforce Habitat safety policies, PPE use, and job-site best practices
* Maintain clean, organized, and hazard-free construction sites

Leadership & Volunteer Management
* Lead construction activities with confidence and clarity
* Teach volunteers proper construction techniques and safety practices
* Adjust instruction and oversight based on volunteer skill levels
* Serve as a knowledgeable on-site leader volunteers can trust and learn from

Inventory, Tools & Site Management
* Maintain a complete and accurate tool and equipment inventory
* Ensure tools are properly used, stored, and maintained
* Plan material usage to minimize waste, loss, and unnecessary expense

* Communication, Reporting & Accountability
* Report directly to the Executive Director and collaborate with the Construction Committee
* Provide build milestone reports at key phases of construction.
* Construction progress and timeline status
* Detailed budget updates, including expenditures, remaining balances, and projections
* Identification of schedule or cost risks with proposed solutions
* Communicate early and clearly when budget or schedule adjustments are required
* Provide documentation that supports leadership and board-level decision-making

Required Qualifications
* Demonstrated experience building new residential homes (hands-on, on-site experience required)
* Proven ability to plan and manage residential construction projects from start to finish
* Strong working knowledge of residential construction methods, materials, and sequencing
* Experience developing and managing construction budgets
* Working knowledge of Indiana State Building Code and local building regulations
* High level of comfort with numbers, budgets, and cost tracking
* Ability to organize multiple priorities without losing attention to detail
* Comfort leading volunteers and speaking to small groups
* Valid driver’s license and ability to work on active construction sites

Preferred Qualifications
* Experience managing construction projects with fixed budgets
* Experience working with volunteers or nonprofit housing programs
* Experience reporting to executive leadership or board committees
