General Summary

Perform basic and semi-complex routine facilities repairs and preventative maintenance tasks, routine and heavy cleaning, and upkeep of University buildings, facilities, and Grounds. Organize and coordinate the Physical Plant Operation's work order system for assigned areas.

Principal Duties and Responsibilities

  • Perform routine carpentry, electrical, plumbing and/or minor painting repair tasks in accordance with pre-established procedures. These tasks will be inside and outside of the facilities.
  • Operate and adjust hand and motorized equipment and vehicles such as rollers, mowers, vacuums, auto-scrubbers, extractors, buffers, power washers, sweepers, weed wipes, tractors, loaders, trucks and other related vehicles and equipment.
  • Provide onsite operational and event support for the Student Center, McKenny Hall, REC/IM, Lakehouse, and other facilities as assigned; this includes coordinating event setups, managing space configurations to ensure compliance with facility standards, and executing the transport and installation of furniture, machinery, and departmental supplies for successful event delivery.
  • Clean, dust, polish and maintain; floors (all materials), wall surfaces, lavatories, fixtures, furniture, windows, and stairways by hand and power equipment.
  • Empty waste containers, inside and outside of buildings; and pick up, collect, haul and dispose of refuse inside and outside of buildings.
  • Stock and maintain an inventory of various supplies and equipment in accordance with specific instructions.
  • Install and maintain campus plants, trees and grasses, with hand and power equipment.
  • Maintain campus streets, walks, parking lots, and other external facilities.
  • Remove snow and ice as assigned by sanding, salting, sweeping, chopping, shoveling, and/or operating snow removal vehicles and equipment.
  • Construct, install, dismantle, and maintain, traffic and pedestrian control aids and signs.
  • Move and transport furniture, supplies, equipment and machinery; load and unload trucks as assigned.
  • Report any damage, malfunction, irregularities and/or potential hazards in buildings, grounds, equipment, vehicles or supplies to the supervisor.
  • Perform and record basic preventative maintenance tasks such as checking specified mechanical room systems, oiling machinery, changing filters, recording temperatures or other comparable tasks.
  • Submit work orders for trades. Prepare records and service reports of materials and time expended.
  • Perform related Departmental duties as required.

Minimum Qualifications:

High School Diploma or equivalent combination of education and directly related experience is required.

At least two (2) years of documented experience within the last six (6) years in directly related maintenance activities is required.

At least one (1) year experience planning and coordinating general and preventative maintenance within an elementary school building or comparable environment is required.

Knowledge of tools, equipment and methods used in grounds and building maintenance is required.

Ability to meet Departmental standards of reasonable personal hygiene is required.

Ability to perform physically active work of a heavy nature, requiring frequent walking, climbing, pushing, pulling, stooping, kneeling and crouching activity is required.

Ability to perform occasional lifting of a minimum of up to 100 pounds may be required, routine lifting of 50 pounds is required.

Able to climb ladders up to 15 feet and perform work assignments ble to climb ladders up to 15 feet and perform work assignments is required.

Possession of a valid Michigan chauffeurs' license within 120 days is required.

A physical exam administered by the employer's designated physician with successful medical clearance is required to determine the incumbent's ability to perform essential functions of the job.

One year of documented grounds maintenance experience including riding mowers and truck-mounted snow plows is required.

Demonstrated proficiency in planning work projects is required.

Demonstrated proficiency in hand and power tools is required.

Demonstrated proficiency in performing routine maintenance tasks is required.

Preferred Qualifications:

Knowledge of cleaning techniques and operation of custodial equipment is preferred.

Additional Information:

Salary: FM 15 = $22.72 an hour/$47,258 annually

Shift: Monday - Friday 8:00 AM to 5:00 PM; however, this position requires flexibility. Hours and days may vary based on operation needs and special events, with any schedule changes communicated in accordance with contract notification deadlines.
