Job Summary
Reporting to the Associate Director for Campus Facilities Maintenance & Operations, this position:
- leads in planning and implementing effective and efficient maintenance of University buildings and facilities within assigned zone
- ensures optimal operation of building mechanical and electrical systems
- repairs and replaces building components
- applies preventative maintenance and predictive maintenance practices, energy efficiency, and a continual building assessment program
- employs cost-effective and cost-efficient operations to optimize facilities resources to add value and reduce overall costs.
The Manager:
- leads and directs the zone maintenance team in the development, planning, and implementation of goals and objectives in cooperation with zone customers/coordinators to support the strategic goals of the University
- coordinates zone activities with those of other departments or zones
- engages in the authorization and coordination of planned and emergency outages
- establishes short (one to three year) and long (four to six year) range zone maintenance and operations plans
- maintains an awareness of new and/or replacement projects within the zone, both new construction and renovation
- reviews drawings/plans to ensure compliance with University Standards for Planning, Design, and Construction
- coordinates and manages complex projects from concept to successful implementation
- executes projects in a timely and fiscally responsible manner with utmost customer satisfaction, on-time and within budget and prepares and maintains accountability for the fiscal year zone maintenance and operations budget/expenditures
In addition, the Facilities Maintenance Manager:
- demonstrates excellence at building relationships with strong customer service skills
- models and promotes excellent customer service for internal and external clients and customers
- proactively and regularly initiates contact with clients and customers
- develops effective means to track customer needs, delivers appropriate and timely responses, and monitors progress towards reaching goals and objectives
- responds promptly to customer inquiries
- obtains and evaluates all relevant information to address and resolve customer complaints in a timely manner
- follows up on customer interactions
- organizes workflow to meet customer timeframes
- records details of actions taken and maintains records of customer interactions and transactions
- prepares and distributes customer activity reports
- communicates and coordinates with internal departments
- interprets and applies federal, state, local, and system policies, procedures, laws, and regulations
- supports and maintains quality facilities practices zone-wide
Internal Employee Being Considered
Skills / Knowledge / Abilities
Certified Facility Professional (CFP) — Preferred
Certified Educational Facilities Professional(CEFP) — Highly Preferred
MS Windows/Office; SAP; KRONOS
Driver’s License — Preferred
General knowledge of all areas of building maintenance and operating systems, such as elevators, fire alarms, HVAC, plumbing, electrical, carpentry, district heating systems, etc.
