Overview:
The homeowner services manager is the first point of contact for participants in the Habitat homeownership and repair programs, from first inquiry to mortgage or loan payoff. They are the affiliate authority on existing homeowner mortgages and repair loans. This position is the staff representative on the homeowner services committee of the board of directors.
Responsibilities:
Homeowner Partner Program
* Lead homebuyer selection process from initial application through mortgage closing in accordance with Habitat for Humanity International (HFHI) and affiliate policies and procedures.
* Prepare community outreach for application cycle. Engage community partners to share application documents as necessary.
* Perform all functions of loan origination, including initial and final underwriting and preparing closing documents.
* Seek and manage all loan funding opportunities available to homebuyers, including but not limited to USDA home loan program and subordinate mortgage financing available through Habitat for Humanity MN (HFHMN).
* Manage the education program to prepare the homebuyer in the areas of construction safety, fiscal management, home maintenance, community awareness, and general homeowner knowledge. Evaluate education with homeowner services committee and make recommendations for updates as identified and needed to support homebuyer success.
* Maintain clear communication for applicants, homebuyer participants, homeowners, volunteers, and staff by providing support, referral services, education, and other services as needed.
* Coordinate the sweat equity program and general construction matters in coordination with the volunteer coordinator and construction manager.
* Manage all aspects of the mortgages held by the affiliate, including but not limited to: payoff requests, mortgage satisfactions, buyback protocols and delinquency management.
* Coordinate communication between mortgage servicer and homeowner related to matters involving monthly payments, escrow concerns, and loan modifications. Update homeowner services committee regarding delinquent accounts. Prepare recommendations related to past due accounts or other outstanding issues for executive director and board of directors, when necessary.
* Coordinate homebuyer events such as groundbreaking and dedications.
* Develop and manage regular communication to all mortgage holders.
* Review monthly mortgage servicing reports.
* Coordinate with mortgage servicing company with response to delinquent mortgages following established policies and procedures.
Homeowner Repairs:
* Coordinate with construction team to process applications for community homeowners that meet income requirements for affiliate supported repair programs.
* Evaluate repair program for best practices, preparing recommendations for updates as needed.
* Assist construction team with communication to homeowners regarding repair requests.
* Seek and manage all loan and grant funding opportunities available for this program.
Additional Duties
* Assure current practices managed by this position are consistent with HFHI, state, and local affiliate policies and practices, prepare recommendations for changes as needed and appropriate.
* Obtain and maintain Qualified Loan Originator (QLO) certification with HFHI.
* Complete annual filings to NMLS to maintain affiliate in good standing.
* Prepare and submit quarterly reports for HFHI and HFHMN.
* Represent the affiliate in the community as appropriate and/or requested.
* Assist the other staff with special event planning, promotion, and execution, especially those where homeowner presence is expected. Coach homeowners on their expectations for these events.
* Liaison to Homeowner Services committee, coordinate meeting schedule and agenda with committee chair, attend all committee meetings, prepare, and distribute meeting minutes.
* Participate in affiliate strategic planning process and oversee implementation of tactics in accordance with work plan.
* Other duties as assigned by the executive director. As priorities and needs of the affiliate change, this position may be required to take on additional job duties to promote efficiency in operations.
Required Knowledge and Skills
* Support and endorse the Habitat for Humanity mission
* Bachelor’s Degree in human services or business management or demonstrated career experience in lieu of degree.
* Understands importance of and maintains confidentiality of participants and affiliate information
* Demonstrated proficiency with computer skills, including Microsoft 365 and customer management software.
* Excellent written and verbal communication skills
* Ability to work with people of varying skill levels in a collaborative way
* Self-motivated, able to work independently with strong organizational skills
* Experienced communicator with demonstrated strong writing and public speaking skills
* Demonstrated integrity, organization, and attention to detail
* Willing to attend trainings/workshops and participate in webinars as identified in consultation with Executive Director
* Valid driver’s license and reliable transportation with ability to travel as needed. Must have a driving record that meets approval by affiliate auto insurer.
* Ability to use business phone application on a personal cell phone to make and receive calls outside the office setting.
* Background check (credit, criminal records, and sex offender registry) required
* Physical Demands: Extended time at desk with computer activity, standing and carrying material for meetings and presentations in various locations both inside and outside.
* Working Conditions: Uneven ground on build work sites, exposure to extreme temperatures, loud noises, and other adverse conditions associated with affiliate activity
* Schedule: Full-time with flexible scheduling to accommodate affiliate activity. Partial remote work opportunity available.
