PURPOSE AND SCOPE:
The HVAC Technician III is responsible for monitoring, planning & maintaining, troubleshooting, and repairing heating, ventilation, and air conditioning (HVAC) systems across campus facilities. The role involves ensuring a comfortable and safe environment for students, faculty, and staff by performing preventative maintenance, diagnosing issues, and making necessary repairs.
This role works collaboratively across LSC campuses on special projects, recommend process improvement, and implement best practices in standard operating procedures (SOPs) across functional units.
ESSENTIAL JOB FUNCTIONS:
- Performs routine maintenance, inspection, and repair of HVAC systems, including boilers, chillers, air handlers, cooling towers, and ventilation equipment
- Diagnoses and troubleshoots issues with HVAC components such as compressors, motors, pumps, valves, thermostats, and control systems
- Conducts preventive maintenance programs to extend equipment life and reduce operational costs
- Monitors and adjusts energy management systems (EMS) for efficient operation and energy conservation
- Ensures compliance with applicable codes, regulations, and safety standards, including EPA refrigerant handling requirements
- Collaborates with contractors and vendors for specialized repairs, equipment upgrades, and major installations
- Assists in training and mentoring junior technicians or other maintenance personnel
- Assists with general maintenance duties such as electrical, plumbing, and carpentry, as needed
- Maintains accurate records of maintenance and repair activities, including work orders and inventory of parts and supplies
- Responsible for other reasonable related duties as assigned
KNOWLEDGE, SKILLS, AND ABILITIES:
- Must be capable of performing labor-intensive work associated with facilities maintenance
- Must be capable of safely operating powered equipment such as electrical tools and equipment, voltage meters, testing equipment, saws drills, and be able to determine which equipment to use for a particular purpose
- Must have knowledge of and ability to follow building codes
- Ability to read and interpret blueprints, schematics, and technical manuals
- Knowledge of Windows, Word, Excel, and Outlook
- Knowledge of building automation systems (BAS) and computerized maintenance management systems (CMMS)
- Strong knowledge of HVAC systems, controls, and diagnostic tools
- Strong problem-solving skills and ability to work independently or as part of a team
- Effective communication skills for coordinating with staff, vendors, and contractors
PHYSICAL ABILITIES:
- Exerting up to 50 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects and/or equipment
- Comfortable working at heights of up to 50 feet, including on ladders, scaffolding, or elevated platforms
- Ability to express or exchange ideas verbally and convey detailed instructions accurately and clearly
- Proficient in tasks that involve the use of hands and fingers, such as gripping, manipulating tools, or operating equipment
WORKING SCHEDULE AND CONDITIONS:
- Position requires the ability to be on 24-hour emergency call out
- Work is performed in indoor and outdoor environments, including mechanical rooms, rooftops, and crawl spaces
- Exposure to temperature extremes, noise, dust, chemicals, and hazardous materials
- Use of personal protective equipment (PPE) may be required
- May regularly travel to different LSC locations
- May be fully reassigned to other LSC locations if necessary
- May need to work weekends and untraditional hours if necessary
- This position is classified as an essential employee, which means the individual may be required to report to work during college closures or emergencies to support recovery and reopening efforts
REQUIRED QUALIFICATIONS:
- High school diploma or GED and at least 5 years of experience
- Must have valid Texas driver's license and be eligible for insurance coverage
- EPA Section 608 Certification (Universal)
- Texas Certified Technician from TDLR.
PREFERRED QUALIFICATIONS:
- Associate degree or higher
- Experience working in an educational or institutional setting
- Technical certification in HVAC or a related field
- Texas Air Conditioning Contractors License class A from the Texas Department of Licensing and Regulation
Hiring salary range is: $54,528 - $62,707
Lone Star College provides a hiring salary range for all posted full-time non-faculty positions. Where your salary offer would fall in that range is determined by your related experience and education.
