Job Summary
Reporting to the Facilities Maintenance Analytics & Assets Mgmt Dir, the Maintenance Reliability Engineer is responsible for assuring reliable physical assets and operating systems for Facilities Management – Medical Center / UK HealthCare Campus and implementing a strategic campaign of defect elimination; Identifies and analyzes critical/high consequence failures; less critical failures; incidents and accidents; Collects data on critical assets to calculate overall equipment effectiveness, identify speed, quality, and operational losses.; Identifies the mean time between failures to ascertain and quantify causes; Collaborates with Facilities Maintenance Supervisors and Technicians to identify and eliminate losses; Performs reliability centered maintenance analyzes on critical assets suffering from equipment-based, operational, speed, or quality losses; Determines the opportunity available that results from equipment or processes not being reliable; Determines affordability of investing in resources other than those needed for repair; Utilizes the appropriate tool(s), including RCA, designed to solve specific types of problems; and Ensures preventative maintenance optimization by implements mitigating tasks to improve the reliability of critical assets in collaboration with all maintenance and preventative maintenance staff.
In addition, this position drives the asset or system maintenance change process by performing the critical asset analysis, implementing mitigating tasks, proving how the application was a success, and moving on to the next item; Identifies and resolves rotating equipment failures which may result in secondary equipment damage as well as a high level of unnecessary expense; Demonstrates the difference in vibration between a precision-aligned asset and one that has not been aligned; Applies and reinforces precision maintenance techniques to ensure reliability at the time the equipment failed; Assesses, develops, and implements a highly trained and qualified lubrication program; Develops, reviews, and rewrites strong maintenance procedures and job plans; Works hand-in-hand with technicians to review and update procedures and job plans; Implements measures, go, no-go limits, and provides clear qualitative task descriptions; Re-evaluates any preventative maintenance task that proves to be insufficient; Monitors behaviors that lead to improved reliability including planning, scheduling, route compliance, stores, tool time, training, etc.; Implements Reliability Centered Maintenance Training; Facilitates, trains, mentors, and certifies maintenance staff to ensure a high level of proficiency.
The Maintenance Reliability Engineer performs administrative management of the SAP Preventative Maintenance Database for Facilities Management; Oversees work order completions within set standards and tracks performance against goals and objectives; Prepares diagrams, charts, drawings, calculations, and reports to define reliability problems and recommends and implements improvements. This position also collaborates with engineering designers and project management staff to accomplish the objective of cost-effective reliability improvements; and Collaborates with contractors and University staff to acquire and compile spreadsheets documenting new equipment.

Demonstrated knowledge and experience in maintenance and preventive maintenance technologies as applied to AHU, vacuum, electrical, lighting, and emergency power systems and supply; water quality systems, emergency eyewashes, ice machines, refrigerators, package units, split systems, and plumbing.
