Roving Maintenance Technician

Job Purpose/Summary
The Maintenance Technician will perform general maintenance for the shopping centers and respond to service calls as needed. Site maintenance will include, general exterior repairs, policing and maintaining vacant spaces, common areas, utility closets and roofs, maintaining key inventory, scheduling fire alarm/sprinkler inspections and maintaining service records. The maintenance technician is also responsible for maintaining a stock of supplies and tools and submitting expense receipts as required. The maintenance technician will be responsible for supplies and fuel for the company truck that will be the means of transport from property to property and will have the truck serviced per the manufacturer’s specifications.

- Troubleshooting: Ability to diagnose problems and failures in job-related situations and technologies.
- Supervises the repair, maintenance, and operation of assigned properties, utilizing the services of contractors. Regularly inspect properties to ensure that buildings are in good operating order and appearance. Maintains building and site equipment for proper operation, troubleshooting and repair work or calling for third party vendors as required.
- Daily review of the properties assigned to. This includes a visual walk-through and completion of a property review report
- Communicates with Property Manager daily about any problems or conditions that occur at the properties.
- Completes a quarterly roof inspection, cleaning all debris from the roof.
- Supervises and evaluates all outside contractors for performance per specifications.
- On a 24 hours basis, responds as necessary to any building emergencies.
- In order to respond to emergencies, the maintenance supervisor carries a cell phone at all times. Takes necessary steps to safeguard or minimize damage to property.
- Monitors tenant improvements to effect smooth transfer of responsibility from construction department to management. Ensures that construction work performed in buildings, whether by Management Company or by tenants, is performed in accordance with Policies and Procedures.
- Supervises security functions for protection of property in accordance with Policies and Procedures. Supervises fire and life safety annual inspections per Policies and Procedures.
- Controls inventories and equipment conditions. Completes maintenance on all vehicles and equipment needed to complete work at the centers.
- Completes basic maintenance work including painting, sign repair and installation, replacement of light bulbs etc.
- Responsible for timely reconciliation of all billing receipts.
- Direct experience with equipment, tools, materials and safety protocols.
- Participate in the cross training of other properties as assigned.
- Assist property managers with obtaining bids and identifying scopes of work.
- Other duties as assigned.
- Ability to inspect exterior and interior of properties, including mechanical rooms, roofs, and stairwells.
- Ability to perform the physical tasks necessary to perform maintenance duties for a commercial shopping center property including but not limited to some heavy lifting, working with hand tools, climbing ladders, crawling into and around equipment, reading instruments, and using computers
- Familiarity with building systems
- Able to communicate proficiently with the Property Manager and Tenants
- Organizational Skills
- Understanding of accounting reconciliation of bills
- Effective Team Member
- Able to correctly evaluate conditions needing immediate attention and able to correct such items if able or communicate to the Property Manager the situation and follow direction when given.
- 3-5 years of relevant Commercial Site Management experience
- Valid Driver’s License; Ability to drive to properties and visit tenants
- Valid Driver’s License and reliable transportation to the office and multiple properties currently in Maryland or Northern Virginia area
