SUMMARY:&nbsp; The Facilities Maintenance Technician is responsible for daily support and execution of campus facilities maintenance, custodial services and other general campus operations.&nbsp; Incumbent must strive to provide a safe, clean and efficiently operating campus environment supportive of learning and growth.&nbsp; This role requires the familiarity with cleaning procedures, chemicals, cleaning equipment as well as a variety of trades including, but not limited to basic plumbing, carpentry, minor electrical, roofing, landscaping and various HVAC systems.&nbsp; Qualified applicants must perform as the main point of contact for all campus facility related requests, while adhering to all safety protocols. KEY JOB ELEMENTS: <ul><li>Clean and monitor the campus facilities to ensure a safe, clean, efficiently operating and productive work environment. </li><li>Meet with campus vendors, contractors, security and suppliers as directed by Facilities Management. </li><li>Coordinate and execute facilities/grounds maintenance and janitorial needs as directed by Facilities Management, may work alone or with a crew. </li><li>Assist Facilities Management in schedule and organize any service work performed by technicians, vendors and contractors relative to repairs, cleaning and security operations. </li><li>Perform maintenance repairs for basic plumbing, minor electrical, carpentry, HVAC systems, roofing and general landscaping. </li><li>Consult with Facilities Management before calling in outside services or contractors. </li><li>Conduct regular building rounds and submit reports to Facilities Management to ensure your area of responsibility is clean and that cleaning and maintenance crews are keeping their assigned facilities clean and equipment in working order. </li><li>Respond to client inquires and complaints. Ensure timely and quality service delivery to clients. Follow up with clients to ensure customer satisfaction. </li><li>Setup group moves and events within campus and set the example by maintaining your assigned area clean and direct cleaning staff to ensure their areas are clean and orderly. </li><li>Maintain office and desk key inventory including inventory control and an accurate list of keys assigned to employees and contractors. </li><li>Maintain a detailed understanding of the campus facilities systems and equipment </li><li>Order and maintain inventory of building materials and supplies as required </li><li>Ensure South University standards of performance and safety are maintained. </li><li>Keep and maintain accurate work records </li><li>Other duties as needed. &nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; &nbsp; </li></ul>REQUIREMENTS:&nbsp;<ul><li>High school degree required. </li><li>2-5 years of solid experience in the maintenance industry preferably in a post-secondary institution. </li><li>Understands working methods and procedures used in cleaning and minor maintenance of buildings </li><li>Understands qualities and uses of all cleaning equipment and maintenance tools </li><li>Excellent written and verbal communication skills. Working Conditions:<ul><li>Emergency Status Designation: Critical Operations Personnel</li></ul> Qualifications Basic Qualifications:<ul><li>The candidate must have a Massachusetts Journeyman's license for a minimum period of five years; extensive experience in various aspects of testing, operating, inspecting and calibrating relays, metering equipment, medium and low voltage power circuit breakers and switches, switchboards, 5kv and 15kv cable and various types of power distribution and control transformers in existing and new installations.</li><li>Proficiency in equipment operation and controls, system grounding, infra-red scanning and maintenance of utility- type (up to 15kV) distribution systems and ancillary equipment; up to and including underground manholes and ductbanks.</li><li>Experience in the installation and maintenance of miscellaneous low voltage electrical systems and equipment and of electric motors and starting equipment and of electric motors and starting equipment.</li></ul> 
Additional Qualifications and Skills:<ul><li>The candidate must have experience in preparing technical test reports; reading and interpreting plans, specifications, operating manuals and other written materials associated with this operation.</li><li>Working knowledge of NETA acceptance and maintenance specifications.</li><li>Must be able to work independently and take initiative when necessary, as well as capable of working as a member of a team in conjunction with other trades.</li><li>Must observe and comply with all standard safety codes and practices, and perform work in accordance with regulatory and university standards.</li><li>Must be able to routinely communicate with peers and customers, in a clear and professional manner.</li><li>The candidate must be familiar with OSHA regulations concerning electrical safety and those concerning lockout/tagout procedures and work in confined spaces.</li><li>All training courses concerning safety, operational, testing, grounding, and maintenance practices completed by the candidate must have been conducted by an organization recognized by the University as a qualified authority.</li><li>Proficiency with Word and Excel</li><li>The candidate must be available to work scheduled and unscheduled overtime hours, that include extended hours outdoors, in inclement weather.</li><li>Required to supply a complete set of hand tools.</li><li>Should be willing to use own vehicle throughout the campus.</li></ul>
