Job Description Job Summary:The Facilities Manager will assist the Director of Facilities with the general management of the campus buildings; physical plant operations; oversight of the various service contracts; preventive and predictive maintenance programs; and safety and code compliance issues. The Facilities Manager will assist in the management of a broad range of operational components for the department including personnel, budgets, policies and procedures, projects, and institutional events. This role will ensure high quality of service and timely response to requests; oversee minor capital projects as well as building and system repairs by outside contractors as assigned. This position is an essential personnel position at Dumbarton Oaks and is required to work even when other staff may be off duty. 
Job Specific Responsibilities:<ul><li>Manage work procedures and exercise oversight of custodial, janitorial and housekeeping staff in the Facilities Department, including housing and all related requirements.</li><li>Conduct evaluations and annual performance reviews; provide training and coaching; implement progressive discipline and any follow-up requirements for supervised staff.</li><li>Inspect the buildings on established schedule to identify maintenance issues. Plan and organize maintenance, inspections, and cleaning with reference to the academic year and scholarly program calendar in communication with the Manager of Academic Programs.</li><li>Support events (most of which are in the evening and on weekends) including oversight of maintenance of equipment, service of food and drink, and the installation and de-installation of events, in close collaboration with the Events Manager.</li><li>Assist in the management of service agreements and contractors hired to perform Facilities-related work for Dumbarton Oaks, including the establishment of scope of services and work to be performed, acquisition of bids, participation in the selection of vendors, inspection of work performed, and verification and approval of invoices.</li><li>Assist in the planning, preparation and maintenance of operating budgets, including invoice processing and timesheet management.</li><li>Responsible for developing and implementing a comprehensive preventive maintenance plan to ensure optimal building performance and minimize unexpected downtime.</li><li>Supervise mail room and central receiving operations, including processing and distribution of received items and shipment of outgoing items and all other related items. Job Description Technician to work in the Campus Services Electrical Distribution Group. Will be involved in all aspects of testing and calibration, as well as the installation, operation, metering, and maintenance of Harvard University's low- and medium-voltage distribution systems, to ensure the&nbsp;safe and reliable delivery of electric power to the campus.Physical Requirements:<ul><li>The candidate must be physically fit and able to climb staging and ladders, lift manhole covers, and maneuver power circuit breakers.</li><li>The candidate may be required to bend, reach, and hold position for extended periods of time.</li><li>Occasional heavy lifting and considerable walking, climbing, and stooping are involved.</li><li>The candidate must be capable of wearing a full body harness for confined space work and be able to pass a medical physical.</li></ul>Working Conditions:<ul><li>Emergency Status Designation: Critical Operations Personnel</li></ul> Qualifications Basic Qualifications:<ul><li>The candidate must have a Massachusetts Journeyman's license for a minimum period of five years; extensive experience in various aspects of testing, operating, inspecting and calibrating relays, metering equipment, medium and low voltage power circuit breakers and switches, switchboards, 5kv and 15kv cable and various types of power distribution and control transformers in existing and new installations.</li><li>Proficiency in equipment operation and controls, system grounding, infra-red scanning and maintenance of utility- type (up to 15kV) distribution systems and ancillary equipment; up to and including underground manholes and ductbanks.</li><li>Experience in the installation and maintenance of miscellaneous low voltage electrical systems and equipment and of electric motors and starting equipment and of electric motors and starting equipment.</li></ul>Additional Qualifications and Skills:<ul><li>The candidate must have experience in preparing technical test reports; reading and interpreting plans, specifications, operating manuals and other written materials associated with this operation.</li><li>Working knowledge of NETA acceptance and maintenance specifications.</li><li>Must be able to work independently and take initiative when necessary, as well as capable of working as a member of a team in conjunction with other trades.</li><li>Must observe and comply with all standard safety codes and practices, and perform work in accordance with regulatory and university standards.</li><li>Must be able to routinely communicate with peers and customers, in a clear and professional manner.</li><li>The candidate must be familiar with OSHA regulations concerning electrical safety and those concerning lockout/tagout procedures and work in confined spaces.</li><li>All training courses concerning safety, operational, testing, grounding, and maintenance practices completed by the candidate must have been conducted by an organization recognized by the University as a qualified authority.</li><li>Proficiency with Word and Excel</li><li>The candidate must be available to work scheduled and unscheduled overtime hours, that include extended hours outdoors, in inclement weather.</li><li>Required to supply a complete set of hand tools.</li><li>Should be willing to use own vehicle throughout the campus.</li></ul>Certificates and Licenses:<ul><li>MA Journeyman's License</li><li>Must have a valid MA state drivers license and have a satisfactory driving record.</li></ul> Additional Information Work Schedule:&nbsp;<ul><li>Sunday: OFF</li><li>Monday: 6:00 am - 2:30 pm</li><li>Tuesday: 6:00 am - 2:30 pm</li><li>Wednesday: 6:00 am - 2:30 pm</li><li>Thursday: 6:00 am - 2:30 pm</li><li>Friday: 6:00 am - 2:30 pm</li><li>Saturday: OFF</li></ul>Standard Hours/Schedule:<ul><li>40 hours per week</li></ul>Compensation Range/Rate (including Shift Differential if applicable):<ul><li>$61.22</li></ul>Visa Sponsorship Information: <ul><li>Harvard University is unable to provide visa sponsorship for this position</li></ul>Pre-Employment Screening:<ul><li>Criminal</li><li>DMV</li><li>Drug Testing</li><li>Employment</li><li>Identity</li><li>License(s) and/or Certification(s)</li><li>References and Background Checks</li></ul>Work Format DetailsThis position is based on-site at a Harvard campus location.
