Mortgage & Homeowner Services Coordinator

Posting Description

The Mortgage & Homeowner Services Coordinator provides post-purchase mortgage support to Lexington Habitat homeowners and manages application intake and eligibility review for the Homeownership and Home Repair Programs.

REQUIREMENTS:
* Commitment to Habitat’s vision and mission.
* Ability to relate to people with diverse backgrounds and work effectively with program and community partners.
* Bachelor’s Degree.
* At least two years of experience in financial counseling or housing related case management.
* Experience with mortgage servicing or affordable housing programs.
* Excellent organizational and communication skills.
* Aptitude for analysis of financial data and problem-solving.
* Experience at work requiring a high level of accuracy and attention to detail.
* Ability to review and interpret financial documents (mortgages, loan forgiveness agreements, penalties, etc.).
* Experience in data management (Excel, Salesforce, CRM or case management software).
* Comfortable with public speaking and large group facilitation.
* Ability to self-manage and independently interpret and implement policies and regulations.
* Ability to obtain a Qualified Loan Originator certification within 3 months of employment.

Mortgage Portfolio Management
* Monitor for timely payment of all mortgages and home repair loans according to set policies.
* Review and analyze reports from mortgage partners (i.e Kentucky Housing Corporation).
* Prepare loan balance statements.
* Communicate with mortgage servicer to ensure appropriate application of mortgage payments.
* Assist homeowners with setting up available payment method options.
* Notify homeowners of delinquency status according to federal and state guidelines.
* Calculate past due amounts and/or arrearages.
* Maintain accurate homeowner records and documentation, including recording information in the affiliate’s database system (Salesforce – Home Keeper).
* Communicate with mortgage servicer, legal counsel and County Clerk regarding the establishment of new mortgages, enforcement of current mortgages, and follow up on foreclosures, bankruptcies, releases, outstanding legal issues, documentation requests, etc.

Financial Case Management
* Counsel homeowners on issues related to homeownership (insurance, property taxes, etc.).
* Conduct delinquency counseling and collaborate with homeowners for payment plan development, sometimes with HUD approved counselors.
* Provide resource referrals to homeowners and home repair clients as necessary.
* Communicate with homeowners about responsibilities upon end of their loan.
* Conduct homeowner exit interviews at time of mortgage pay-off.

Program Application & Selection
* Serve as the first point of contact for the Homeownership and Home Repair Programs.
* Respond to general inquiries via phone, email, and office visit.
* Manage Homeownership Program application intake and selection process through the evaluation of applicants’ ability to pay an affordable mortgage, willingness to partner with LHFH, and need for affordable housing.

Facilitate application appointments
* Evaluate income, credit history, debt-to-income ratio, and other application data to determine eligibility for Homeownership programs.
* Manage and organize the collection of application supporting documents (income and tax information, bank statements, other documents as required).
* Coordinate applicant home visits with Family Selection Committee of staff.

Coordinate Home Repair Program application intake and eligibility.
* Facilitate application appointments.
* Evaluate income, credit history, debt-to-income ratio, and other application data to determine eligibility for Home Repair program.
* Ensure program eligibility determinations are applied consistently and in compliance with fair housing and lending regulations and internal policies.
* Communicate with program applicants regarding their application status clearly and according to all local, state, and federal lending regulations
* Participate in community outreach events (program open houses, tabling opportunities, etc.).

Additional Duties
Additionally, the Mortgage & Homeowner Services Coordinator will:
* Ensure compliance with all federal and state lending laws.
* Collect and report homeowner data as related to grant requirements.
* Implement best practices and regulations through attending professional development classes, conferences, and workshops.
* Provide assistance with department events and functions (home dedications, homeownership classes, closings, etc.)
* Perform other duties as assigned.

Pre-employment Screenings
Prior to being hired, applicants are required to pass a criminal background and sex offender registry check, submit to a credit history report, and complete a pre-employment physical which includes a drug screening.
