We are currently seeking a Specialty Leasing Associate who will work under the direction of a Specialty Leasing Director and have responsibility for growing ancillary revenues across the Puerto Rico portfolio. Ancillary revenue categories include temporary and common area leasing, carts & kiosks, advertising & sponsorships, and other shopper amenities. This is an associate-level sales position with growth potential designed to develop the candidate’s skills in the areas of lead generation, lease negotiation, existing tenant relationship management and other functions related to specialty leasing.

The right candidate will have 1-2 years of exposure to traditional or specialty leasing in a retail setting, or comparable sales experience that could prove transferrable to specialty leasing. A successful candidate will be self-motivated and organized, work independently, be able to negotiate and close deals quickly, have strong written and verbal communication with tenants and colleagues, demonstrate technical capabilities with web-based data applications and demonstrate a level of enthusiasm for learning retail leasing from the ground-up.

Responsibilities will include, but not be limited to:

  • Collaborating with regional leasing and property management personnel to develop merchandising and leasing strategies for key assets and vacancies

  • Sourcing small shop opportunities within an assigned portfolio, responding to prospective tenant and broker inquiries and generating leads through digital and in-person canvassing, cold calling and networking

  • Developing a knowledge of Salesforce including digital marketing, lead capture, deal evaluation, deal input & approval, legal workflow and leasing pipeline reporting

  • Prepare Letters of Intent (LOIs), License Agreements, Renewal Documents, Amendments, and any other legal documentation required, in coordination with Legal procedures and approvals.

  • Present available spaces and specialty leasing opportunities to prospective clients.

  • Actively supporting the coordination of all marketing events in collaboration with the Property Management Team.

  • Partnering with the legal department as lease documentation is drafted and negotiated

  • Partnering with the marketing department in developing campaign strategies and tactics for promoting specific vacancies to key audiences

  • Partnering with the collections department to ensure that all rents are booked correctly, being collected on time and adjusted as needed

  • Maintaining key documentation related to upcoming license expirations, vacancies, marketing packages, category exclusives, site restrictions and other information of relevance to the leasing team

Requirements:

  • Bachelor’s degree or equivalent

  • Prior leasing or B2B sales experience of at least 1-2 years

  • Puerto Rico Real Estate license is preferred

  • Fully bilingual in English and Spanish

  • Demonstrated proficiency with MS Office applications

  • Knowledge of Salesforce CRM, electronic marketing platforms, social media and other leasing technology is preferred but not a prerequisite

  • Strong work ethic, communication and negotiation skills
