SUMMARY:&nbsp; The Facilities Maintenance Technician is responsible for daily support and execution of campus facilities maintenance, custodial services and other general campus operations.&nbsp; Incumbent must strive to provide a safe, clean and efficiently operating campus environment supportive of learning and growth.&nbsp; This role requires the familiarity with cleaning procedures, chemicals, cleaning equipment as well as a variety of trades including, but not limited to basic plumbing, carpentry, minor electrical, roofing, landscaping and various HVAC systems.&nbsp; Qualified applicants must perform as the main point of contact for all campus facility related requests, while adhering to all safety protocols. KEY JOB ELEMENTS: <ul><li>Clean and monitor the campus facilities to ensure a safe, clean, efficiently operating and productive work environment. </li><li>Meet with campus vendors, contractors, security and suppliers as directed by Facilities Management. </li><li>Coordinate and execute facilities/grounds maintenance and janitorial needs as directed by Facilities Management, may work alone or with a crew. </li><li>Assist Facilities Management in schedule and organize any service work performed by technicians, vendors and contractors relative to repairs, cleaning and security operations. </li><li>Perform maintenance repairs for basic plumbing, minor electrical, carpentry, HVAC systems, roofing and general landscaping. </li><li>Consult with Facilities Management before calling in outside services or contractors. </li><li>Conduct regular building rounds and submit reports to Facilities Management to ensure your area of responsibility is clean and that cleaning and maintenance crews are keeping their assigned facilities clean and equipment in working order. </li><li>Respond to client inquires and complaints. Ensure timely and quality service delivery to clients. POSITION SUMMARY Under the supervision of the Maintenance Supervisor, performs basic maintenance and repairs to electrical, plumbing and other building systems and provides general carpentry, painting and commercial building repair/maintenance services across all seven of the College’s campuses.
ESSENTIAL JOB FUNCTIONS/JOB DUTIES AND RESPONSIBILITIES Responds to and completes work orders for various maintenance projects and requests in a timely manner. Performs basic plumbing maintenance, including repairing faucets, caulking fixtures, running clogged drain lines and rebuilding &amp; replacing plumbing fixtures. Performs electrical repairs, including replacing light fixtures, lightbulbs and electrical receptacles and switches.
Prepares, primes and paints interior and exterior building surfaces. Installs and repairs drywall, glass, handrails, window blinds, ceiling tile, carpet/floor tiles, baseboard molding, etc. Maintains and repairs doors, locks, closers. Repairs or replaces defective equipment. Conducts preventative repairs on an annual, monthly, weekly and daily basis as needed/assigned.
Travels to extended campuses as assigned to perform routine and preventative maintenance and to assess condition of buildings/systems. Maintains a parts, supplies and equipment inventory and advises supervisor when inventory needs to be replenished. Moves chairs, desks, file cabinets and other furniture and equipment. Assembles furniture as needed. Assists with indoor and outdoor College event set-up and break-down, including tables, chairs, podiums, risers, stages, drapes, banners, etc., along with other miscellaneous requests.

Facilities Operations Technician Master - (Master Electrician)Master Operations Technician (Master Electrician)Summary:This position is responsible for maintaining, repairing and installing systems and building related equipment and devices at an advanced level. &nbsp;Duties include performing inspections, repair and maintenance activities, preventative maintenance (PM) programs, new installations, operation of systems, and responding to emergency calls.&nbsp; Work is performed under the direction of the Operations Manager and under the general direction of the Facilities Operations Director.Responsibilities:Inspect, Repair and Maintain - Coordinate, troubleshoot, repair, inspect and maintain relevant systems as defined below.Preventative Maintenance (PM) - Perform PM inspections and repairs of relevant systems as defined below.Installation - Install new equipment, fixtures, devices or systems as defined below.Systems Operation – Ensure all relevant systems as defined below are in good working condition and are operating efficiently and effectively, performing periodic testing as required.Electrical systems include, but are not limited to, electrical outlets, data cables, circuit breakers, high voltage primary electric service and distribution equipment, PDT (power, data, telephone) systems, light bulbs, Fire alarm system, access card system, overhead door system, life support systems, closed circuit video systems, pager systems and white noise systems.Projects - Provide labor and material estimates for small remodel projects. &nbsp;Coordinate and/or lead inspections for contractor performed work in renovations and new construction projects.Building Automation System – (BAS) Monitor a PC-based computer matrix software system and take appropriate action regarding temperature variations, alarms or abnormalities.Emergency Response - Respond to emergency calls, evaluate situation, consult with team as needed and take proper corrective action.Safety - follow safety rules, practice safe work habits, utilize appropriate safety equipment and report unsafe conditions to the appropriate manager.&nbsp; Ensure compliance with applicable OSHA and State/Local safety regulations.Interdepartmental Assistance – Help team members from other disciplines when needed.Regulatory Compliance - Properly dispose of hazardous materials and waste in compliance with regulations.&nbsp; Ensure compliance with applicable air quality, storm water and other environmental and regulatory programs.Customer service – represent the Facilities team in providing the highest level of customer service.Behavioral - Self-motivated, team player, follows guidelines, treats others with respect.&nbsp; Holds self and others accountable.&nbsp; Communicates effectively.&nbsp; Manages conflict appropriately.Perform other duties as assigned.Requirements<ul><li>5 or more years of relevant experience.&nbsp; Commercial experience is preferred.</li></ul> <ul><li>Master License in the State of Vermont in the appropriate field, if applicable.</li></ul> <ul><li>High school diploma, completion of G.E.D., or equivalent vocational school or short-term courses resulting in Master License.</li><li>Valid Vermont driver's license.</li></ul>Knowledge, Skills and Abilities<ul><li>Advanced knowledge of technology used to inspect and clean systems.</li><li>Advanced knowledge of general repair and maintenance equipment and efficient use of repair parts and tools required.</li><li>Ability to read and follow building blueprints and make sure all systems meet building codes.</li><li>Ability to perform math computations needed in trade.</li><li>Excellent communication skills.</li><li>Personal computer and keyboarding skills.</li><li>Ability to promote and follow National Life Group policies and procedures.</li><li>Ability to communicate, interact and work effectively and cooperatively with people from diverse ethnic and educational backgrounds.</li><li>Ability to recognize the importance of safety in the workplace, follow safety rules, practice safe work habits, utilize appropriate safety equipment and report unsafe conditions to the appropriate manager.</li><li>Familiarity with SDS and lockout/tagout.</li><li>Action oriented, self-motivated and works well others.</li><li>Willingness for continued improvement and enhanced skills.</li></ul> <h6>The base compensation range represents the low and high end of the range for this position. Actual compensation will vary and may be above or below the range based on various factors including but not limited to qualifications, skills, competencies, location, and experience.
